Secluded woodland development

Welcome to Pound Lane; twelve detached homes tucked away in the woodlands of Essex just 35 minutes from London. A small, secluded development with communal green spaces to share with a like-minded community. The homes have been designed by renowned architects and are available in different sizes to suit your family situation and your budget. You will get to enjoy private gardens directly neighbouring the woodlands with mature trees and off-street parking.

Three unique homes have been designed, each by a different architect. Plots have been assigned with a planning permission for a specific design. Each design comes in a large or extra large version, with a variety of exterior options. After selecting the type and size of your house, you can decide whether you want to arrange the design and fitout of the house yourself, DIY, or choose from the convenience of our à la Carte options for the interior, providing you with a completely finished home to move into.

Choose your home

Choose your plot and start your orientation period, for which you pay a £400 fee. This reserves the plot exclusively for you for six weeks. During this time you will be able to explore all the options available to you and make a decision on the size of your house, and what exterior options you prefer. Will you go for the DIY or the à la Carte route?

Design your home

After reserving your plot, you have 12 weeks to finalize the options for your contract. Within 12 weeks after entering the reservation period, exchange of contracts will take place. You have made your choices and you are confident that you will be able to finance the house you will then exchange contracts and we will start building it for you.

Create a community

At Pound Lane you create more than a unique home. You will be part of a unique community. You will meet like-minded people in a housing scheme where all of your neighbours have designed their homes for the way they want to live. You will live amongst proud owners that will engage with and take notice of the wider community.

MyHouse

MyHouse by Mae architects, is carefully planned to meet the needs of new homeowners, but also adapt to their changing requirements over time. MyHouse has a simple but distinctive profile, with a pitched roof that can incorporate an additional bedroom or living space.

S6 House

S6 House, designed by Pitman Tozer Architects, offers a spacious family home with up to five bedrooms and generous living spaces orientated to maximise views over the large rear garden. Options include a rear extension to increase the living area, fireplace and ground floor bedroom or study.

LittleBIG House

Designed by AOC architects, LittleBig House is a two-storey home with the option to add a loft space providing an extra bedroom, a home office or a living room with its own roof terrace. The choice of either a flat, pitched or a barrel-vaulted roof line gives the house a distinctive character, and internal flexibility allows for generous double height spaces within the home.
